A retaining wall inspection checklist helps you compare what you see after heavy rain with the wall’s normal condition. The useful question is not “Can I diagnose this wall myself?” It is “What changed, where is water traveling, and does a qualified professional need to look closer?” Make the walk-around in daylight after active runoff has slowed, and stay off saturated slopes or any area that appears unstable.

Begin with a safe, wide view

Stand far enough away to see the full wall line before examining individual blocks or stones. Look from both ends when access is safe. A wide view makes a bow, lean, settled section, or changed transition easier to recognize than a close-up alone.

Do not climb the wall, pull apart caps, dig at the base, or enter a low area beneath a wall that is moving. If the wall has visibly shifted, soil is actively washing out, or falling material is possible, keep people and equipment away and arrange prompt professional review.

Sort the result into three actions: document an unchanged condition, compare a localized uncertain change with earlier photos, or isolate and call when movement, soil loss, or falling material may affect people or property. The checklist helps choose the next action; it does not certify the wall.

Trace water before studying individual cracks

Start at the high side of the wall and follow the route water took during the storm. Note roof leaders, paved areas, slopes, swales, and low spots. A wall may show a symptom where water exits even though the source is uphill. Photograph any erosion channel or fresh deposit of soil before raking it smooth.

Look for water crossing the top of the wall, entering behind caps, or concentrating at one end. Also check whether a recent landscape change redirects runoff: a new downspout extension, edging, walkway, planting bed, or stockpile can alter the route without changing the wall itself.

Check the face for change, not perfection

Different retaining-wall systems have different intended setbacks, joints, textures, and tolerances. Compare the wall with earlier photos or adjacent sections instead of assuming every irregularity is new. Record where a joint has opened, a cap has shifted, a face has rotated, or one section projects farther than the rest.

A hairline surface mark and an entire section moving outward are not the same observation. Avoid assigning a cause from appearance alone. The position, length, direction, and change over time are more useful to the person evaluating the wall.

Inspect the ground at the top and toe

At the top, note depressions, soil pulling away from the wall, exposed fabric or reinforcement, and erosion that could send more water into the retained soil. At the toe, look for washed-out material, new voids, sinking pavement, or a muddy plume. Do not fill a void before documenting it; the open space may help a professional understand where material moved.

Where a wall meets steps, a driveway, a patio, or a walkway, compare the elevations on both sides of the transition. A change at the joint can reveal movement that is hard to see across the wall face.

Use a repeatable photo and change log

Take one full-wall photo, one view from each end, and close-ups of each concern. Include a familiar reference such as a ruler without placing yourself near an unstable area. Record the date, the location on the wall, whether the ground was saturated, and what looked different from the previous check.

  • Use the same camera positions after later storms.
  • Name files by date and wall section rather than “photo 1.”
  • Mark the direction of runoff on a simple property sketch.
  • Save any original plan, product information, permit record, or repair invoice with the photos.
  • Note nearby changes such as excavation, tree removal, added pavement, or a redirected downspout.

This record helps distinguish a longstanding cosmetic condition from active change. It also gives a contractor or engineer useful context before a site visit.

Know when a visual check is not enough

Request prompt professional review when you see new leaning or bulging, widening gaps, a settled or rotating section, exposed reinforcement, a growing void, soil loss, persistent water emerging through the wall, or movement near a driveway, structure, property boundary, or frequently used route. An engineer may be appropriate when the wall’s height, loading, soil, movement, or local requirements call for design analysis.

Prepare a useful site-review conversation

Share the photo log, the storm timing, the runoff sketch, and any original wall information. Ask the reviewer to explain the likely water path, what needs measurement or excavation, whether movement should be monitored, and whether repair can address one area or requires a broader reconstruction plan.
